Lettings Fees

Tenant Fees

Mayhews are not permitted to take any fees from you or anyone acting on your behalf for the duration of your tenancy. Permitted payments are the only changes lawfully allowed and are listed below for your records:

  1. the rent;
  2. a refundable tenancy deposit capped at no more than five weeks’ rent where the annual rent is less than £50,000, or six weeks’ rent where the total annual rent is £50,000 or above;
  3. a refundable holding deposit (to reserve a property) capped at no more than one week’s rent;
  4. payments to change the tenancy when requested by the tenant, capped at £50, or reasonable costs incurred if higher;
  5. payments associated with early termination of the tenancy, when requested by the tenant;
  6. payments in respect of utilities, communication services, TV licence and council tax; and g) A default fee for late payment of rent and replacement of a lost key/security device, where required under a tenancy agreement.

Late Rent Payment Fee – A default fee will be charged for late payment of rent but only where the rent payment has been outstanding for 14 days or more (from the date set out in the tenancy agreement). Any fee charged will be no more than 3% above the Bank of England’s base rate for each day that the payment has been outstanding.

Changes to Existing Tenancy Agreement – Should any changes to an existing tenancy agreement be made at the request of the Tenant, a fee of £48 inc vat will be due.

Lost Keys or Security Devices – A default fee will be charged for a lost key or equivalent security device. Mayhews will provide evidence in writing to the Tenant liable for the payment to demonstrate that the costs they have incurred are reasonable and fair.

Landlord Fees

On identifying and securing a tenant at an acceptable rent and who subsequently
completes the Tenancy Agreement our fees will be due as set out as below:
 
FULL MANAGEMENT
13% of the rent exclusive of VAT (15.6% Inc VAT) Plus Set up Fee of £450 + VAT (£540 Inc VAT).
 
RENT COLLECTION SERVICE
10% of the rent exclusive of VAT (12% Inc VAT) Plus Set up Fee of £450 + VAT (£540 Inc VAT).
 
LET ONLY SERVICE
8% of the rent plus VAT (9.6% inclusive of VAT).
Minimum Fee of £600 + VAT.
 
PROPERTY MANAGEMENT OF A VACANT PROPERTY
£100.00 + VAT per week (£120 inc. VAT per week).
 
END OF TENANCY AND/OR RENEWAL OF TENANCY FEES (LETTING
ONLY/RENT COLLECT LANDLORDS)
Renewal tenancy agreement fees: £85.00 plus VAT / £102.00 inc. VAT
Checkout and handling of end of tenancy works: £85.00 plus VAT / £102.00 inc. VAT
 
At the termination of each tenancy period and subject to your agreement we will identify
further suitable tenants for which our letting fee, as outlined above, will become payable
at each change of tenancy.
 
All other fees as set out in these Terms of Business. Where we are asked to carry out any
other duties outside our normal remit or these Terms our hourly rate if applicable will be
charged at £95 plus VAT per hour or part thereof.
 
ADDITIONAL FEES – LET ONLY LANDLORD/RENT COLLECT
Holding & Registering Deposit with TDS: £60.00 plus VAT p.a. / £72.00 inc. VAT p.a.
Instruction of either gas safety: Contractor invoice plus £30.00 arrangement fee
or electrical certificate. £25.00 plus VAT / £30.00 inc. VAT
Mid tenancy routine visit fee: £50.00 plus VAT / £60.00 inc. VAT
Key Cutting costs: Invoice plus £12
 
ADDITIONAL FEES – ALL LANDLORDS
Arranging an up-to-date EPC: £95.00 plus VAT / £114.00 inc. VAT
Serving of sec 8, 13 and 21 notices: £90.00 plus VAT / £108.00 inc. VAT
